Will my home receive more attention than a typical custom home?
Yes. Rather than spending our days driving from one side of the island to the other, we are based in Beachtown and only build in Beachtown. Our project managers walk each home numerous times a day to ensure efficiency and avoid costly mistakes. Constant oversight is the key to getting the job done correctly and quickly.
What is your fee structure?
American Villas strongly believes in financial transparency with our clients. We believe our clients are investors in our company and should have a transparent accounting of their home. All true costs are shared with our clients. We build all of our homes on a cost-plus fee basis and use standard contracts offered by the Texas Association of Builders.
Does American Villas have pre-approved home designs?
We recognize the barriers to entry in Beachtown are higher that other places. We have worked closely with Beachtown’s Town Architect on numerous pre-approved plans that can be tailored to a particular homesite in Beachtown. This helps greatly reduce the design/pre-construction phase to less than 60 days for those looking to break ground as soon as possible.
Is there a cost advantage with American Villas compared to other builders?
Yes, we strive daily to bring our costs below standard builder pricing. Given that we are the largest speculative builder on the island, we are always looking to lower our costs. Our purchasing power combined with our longstanding relationships with our suppliers and trades helps us drive our costs down.
How long does it take to build a beach home?
Construction timelines vary between 8 to 24 months depending on the home’s design. The typical construction timeline of an interior home is 8-10 months. Using our purchasing power we also are able to have a better delivery time of materials and having a great selection of equipment and crews in one location, we deliver better quality in shorter time period.
What makes you different than other custom builders?
We are fanatical about building architecturally significant homes that are both efficient and structurally sound. We have years of experience in building FORTIFIED homes that stand up to the harsh coastal environment. We insist on using the same materials and tradesmen on each home, regardless of the home’s budget or location.
